Please note that the HOA’s Architectural Control signage located near the roadway is being relocated because it is currently within the Comal County right-of-way.

This serves as a general reminder that the county right-of-way often extends beyond the edge of the pavement and may include roadside drainage areas, ditches, utility areas, and portions of property near the roadway.

The HOA does not control, maintain, or authorize use of county right-of-way areas. Comal County may periodically review or inspect right-of-way areas and may require the removal, relocation, or modification of items placed within the right-of-way.

Property owners should be aware that improvements such as landscaping, fencing, walls, railings, culverts, driveway modifications, mailbox structures, and other installations near the roadway may require county approval or permits.

The exact location of the county right-of-way varies by property and should be verified through surveys, subdivision plats, or the Comal County Engineer’s Office.

Deed Restrictions: Please remember that any addition to the footprint of an existing home, or the construction of a new home, requires submission of architectural plans to the CLVCA Architectural Committee for review and approval.

Failure to obtain approval may result in difficulty maintaining a clear title to your property. Some loan and title companies now require written confirmation from the Association that a property is in compliance with applicable deed restrictions.

To submit plans, you may mail them to CLVCA, P.O. Box 1484, Canyon Lake, Texas, or email them to James Reddoch, Chairman, Architectural Committee, at kc358@gvtc.com.

In addition, if you own two or more separate, uncombined lots and plan to extend an existing structure across lot lines, you must apply for an “Amendment to Plat” through the Comal County Engineer’s Department.

Important Notice for Realtors & Prospective Buyers
If a property adjoins U.S. Army Corps of Engineers property, buyers are strongly encouraged to contact the Corps prior to closing to review the adjoining area for any existing encroachments, improvements, or other potential compliance issues. In some cases, a new property owner may be required to correct existing violations and could be subject to enforcement action or fines. Due diligence before purchase is strongly recommended.

Dear Members and Associate Members,

On behalf of the Board of Directors, thank you for your continued involvement, trust, and commitment to our community. I would also like to extend a warm welcome to our new homeowners as Canyon Lake Village continues to grow.

Our Association exists to protect property values, maintain our shared spaces, and promote a safe and welcoming environment for all residents. The Board’s focus will continue to be on responsible governance, careful stewardship of our limited funds, and clear communication with all Members. Please help us by keeping your mailing and email addresses current. Your participation matters—strong homeowner engagement is essential to a successful Association, and we need all of you.

The Board is especially grateful to the property owners who, over the past year, voluntarily contributed above and beyond the required $24.00 annual dues. These additional contributions allowed us to complete much-needed repairs and updates to our clubhouse, pool, and grounds. Projects included roof repairs; new game room fans; various electrical, plumbing, and HVAC repairs; replacement of the pool robot; cinderblock repairs; pool emergency phone; and the purchase of a new tarp to protect the pool during the off-season.

I would like to extend special thanks to Gunnar Brenkis, along with other volunteers and committee members, who generously contributed their time and effort on behalf of the community. Their service is essential and greatly appreciated.

As we look ahead, there is still important work to be done to preserve the appearance and longevity of our amenities. Significant repairs are needed on the east side of the clubhouse (facing the parking lot), with eventual repairs anticipated on the west side as well, including replacement of doors and windows. Of equal importance is the cedar decking around the pool to ensure both structural integrity and the safety of our pool members.

We also look forward to continuing our efforts to review Association processes, strengthen compliance, and modernize operations. You may see updates related to governing documents, technology, or procedures, all intended to better serve the membership and ensure the Association remains well-managed for years to come.

Please remember that all building or remodeling plans within The Village must be approved by the Architectural Committee prior to commencement.

Additionally, the clubhouse is available for rental by Members and Associate Members for family gatherings, business meetings, weddings, baby showers, and other events.

In closing, I would like to again express my sincere appreciation for your voluntary generosity and ongoing support of our Association—it truly makes a meaningful difference. Please do not hesitate to reach out to the Board with any questions or concerns.
