PROPERTY OWNERS' ASSOCIATION

FROM: The Canyon Lake Village Civic Association Board of Directors 2023

It's hard to believe a year has passed since we wrote to outline our plans and aspirations for the next few years. Since there are so many new property owners in the Village, some of the background deserves repeating. "ln 2008 the CLVCA Board accepted the task of once again making our clubhouse a source of pride in the neighborhood. Limited funds had allowed for deferred maintenance through the years, and it showed. The board members joined with other volunteers and undertook a massive upgrade which has been appreciated and enjoyed for almost fifteen years. Thanks to the talents and generosity of time from CLV volunteers, we have been able to maximize our dollars to an incredible degree.

That path began severalyears ago when the electrical system was brought up to code, the pool was replastered, the leaking roof was replaced, and the pool restroom floors were given a much-needed upgrade. Our plans were obviously affected by the pandemic, but we have emerged from that challenging period and are determined to continue stewardship of our limited funds."

We were drawn to the pattern of voluntary generosity by our members through the years, and thedonations from many of you last year proved that spirit is still present. As we hope you have noticed, we were able to complete the renovation of the front entrance on Skyline Drive, and the positive response has made us eager to transform the rest of our building as funds become available. ln addition to the fresh color scheme, that contract addressed much improved drainage and a safer area for dropping off visitors and supplies. We were reminded again that the clubhouse and pool greatly increase our property values, but also are a source of pride. We are eager to bring that transformation to the pool side of the building next, and ultimately to upgrade the rest of the exterior. The cost of this next phase has risen due to thenresponsibility we feel to address the poor drainage which resulted in an obvious deterioration of the cinder block walls on that side. lt would be foolish to ignore the reason for the problem and not address the cause.

We also accept the reality that our aging building can be full of surprises, but those are best addressed as soon as possible.... they do not tend to disappear over time!

We are looking forward to window replacement upstairs and downstairs after seeing the newest windows being such a dramatic improvement. We want to enhance our incredible view of the lake, as well as enjoy the energy benefits. With ever-rising supply costs, and no reasonable expectation of that changing, we are eager to move this plan along as quickly as possible. We are so grateful for the voluntary contributions which allowed us to get this far, and we hope you are willing to continue your support when possible. The $24 we are all required to pay annually does not go very far toward insurance, utilities, and routine maintenance.

It was encouraging to see the voluntary response in 2022, and we were especially touched by the donors who specifically mentioned the dedication of a family member who was one of the predecessors leaving us this valuable property. We continue our commitment to honor their vision, and hope you join us in making the next years as positive as the past has been.

WE NEED YOU!

The Future Goals of our Property Owner's Association
Looking ahead, it is crucial for our Property Owner's Association (POA) to outline clear and ambitious goals for the future. Firstly, our POA should focus on enhancing community engagement and fostering a sense of belonging among residents. This can be achieved through organizing regular social events, implementing a community newsletter, and creating online platforms to facilitate communication and collaboration. Secondly, our POA should prioritize sustainable initiatives, such as introducing recycling programs, implementing energy-efficient practices, and promoting eco-friendly landscaping. By doing so, we can contribute to a greener community and set an example for other neighborhoods. Lastly, it is imperative to maintain the attractiveness and livability of our neighborhood by upholding high architectural and landscaping standards, encouraging maintenance of properties, and addressing any infrastructure needs proactively. These goals will ensure that our POA serves as a driving force in fostering a vibrant and sustainable community for all its residents.
